We’re closing out Women’s History Month with a big THANK YOU, and a well‑deserved show of appreciation for the incredible women of Core Spaces. Members of WINC, the Women’s Innovation Network of Core employee resource group, came together to recognize just a few of the mentors and colleagues who have made a meaningful impact on their careers and growth. These women don’t just contribute to Core’s success, they help shape a culture rooted in growth, collaboration, and connection. With women holding 40% of leadership roles and representing 53% of promotions and transitions across the company last year alone, we remain committed to advancing gender diversity in leadership, creating intentional development pathways, and fostering an inclusive environment where everyone can thrive and shine. Meet Hub Tucson First. Inspired by resort living, Hub Tucson First delivers a refined, hospitality-driven experience that feels elevated yet effortlessly livable. Located on one of the last developable parcels in the Main Gate submarket, the 11-story community features 648 beds and 161 fully furnished units ranging from studios to five-bedroom layouts, plus six-bedroom townhomes and sky mansions. Residents are greeted by a striking double-height lobby, an activated, all-day space that is open and airy, setting the tone for what Hub is all about: effortlessly cool, comfortable and connected. Wellness guides the amenity program, featuring a rooftop pool and hot tub complete with cabanas, daybeds, and breathtaking views of Tucson; a state-of-the-art fitness center with a yoga room and dry sauna; and open, light-filled common areas that create a true oasis for U of A students. Our sixth project in this market, Hub Tucson First, represents the culmination of decades of experience and raises the bar with standout design, finishes and amenities.
We’ve officially topped out at Hub Tampa Fowler. Our 1,195-bed student housing community, west of the University of South Florida’s campus, is marking the next phase of construction. The first new student housing community to enter the market since 2024, Hub Tampa Fowler will offer students an updated, thoughtfully designed living experience just a 10-minute walk from the USF campus. The property will feature 396 units and 1,195 beds, ranging from studios to five-bedroom floor plans, as well as upgraded mansions. Nearly 15,000 square feet of amenity space will include a resort-style pool, New Here Coffee, a fitness center, and a full wellness spa with a cold plunge, sauna, and Pilates reformers. The community will also feature three courtyards on the ground level and an 824-stall parking garage. This project is a key component of Tampa Rithm, the vibrant mixed-use redevelopment led by RD Management, bringing new housing, hotels, entertainment, and student-focused retail to the University Mall corridor. Hub Tampa Fowler represents our second USF-area project with Harrison Street, building on the success of Hub Tampa, which we delivered in 2022. We brought the competition to Clemson University. We transformed The Pier, our 2,331-bed, 325-acre lakefront community, into a playing field for The Amazing Chase, the largest and first-of-its kind scavenger hunt in Clemson. Designed to bring students together, the event doubled as an immersive way to experience everything our community has to offer. Nearly 600 students competed in 70+ challenges across the property, racing from amenity to amenity, completing trivia, tackling team challenges, and climbing the live leaderboard. Every challenge was a chance to see The Pier from a new perspective. More than a competition, The Amazing Chase served as a full‑property walkthrough, giving prospects an inside look at the community and what it's like to call The Pier home. This was about showcasing our unique community in a new way, and creating energy, connection, and a shared experience students won’t forget.
We’ve officially topped out at Hub Clemson. Our 1,312-bed student housing community just steps from Clemson University is one step closer to welcoming residents in 2027. Set at the corner of Tiger Boulevard and College Avenue, our seven story development will feature a mix of studios to five-bedroom apartments, and a unique collection of three-story, on-grade townhomes along with more than 18,000 square feet of amenities featuring a rooftop pool, lounge with 360-degree views of Lake Hartwell, downtown and campus, along with a fitness center, spa, coffee shop, and vibrant green spaces. Connecting directly to the Keowee Trail, Hub Clemson will introduce outdoor dining areas, entertainment spaces, and pedestrian-friendly pathways for students, residents, and the community. With 9,800 square feet of retail and approximately 719 parking spaces, the development will serve as a vibrant new gateway to the community. We’re proud to be a part of this meaningful placemaking opportunity in Clemson. This Black History Month, leaders from SHAPE, our Black Employee Network, shared their stories about what community, mentorship, and representation have meant in their careers, and how those experiences shape the way they support their teams and our residents every day. Many reflected on the words of influential Black leaders and the lessons that continue to guide their own growth. Their perspectives are a reminder of the power of showing up for one another and creating space where everyone feels seen and supported. We’ve officially topped out at Hub Chauncey. Our nearly 1,700-bed community near Purdue University just reached this major milestone, bringing us one step closer to welcoming residents in 2027. Rising 13 stories at the iconic corner of State and Chauncey Street, Hub Chauncey delivers a diverse unit mix (including the only five-bedroom units in the market) and more than 41,000 square feet of market-leading amenities including a rooftop pool and spa expansive fitness center, a yoga and meditation room, and a stylish outdoor lounge complete with grilling stations, private and communal study areas and New Here Coffee. With nearly 29,000 square feet of ground-floor retail opening to a Core-designed 41,000 SF public plaza with open green space, Hub Chauncey will help shape a vibrant, urban hub in West Lafayette’s revitalized downtown. We’re thrilled to announce the recapitalization of ōLiv Boulder, our 146-unit community adjacent to downtown Boulder and the University of Colorado Boulder, in partnership with Harrison Street Asset Management. Developed in 2024, our ōLiv Boulder community offers a prime location near CU Boulder and Pearl Street, along with a top-of-market amenity experience, including a rooftop hot tub and sundeck, fitness center, study and coworking spaces, on-site parking, and bike storage. We’re proud to continue our long-standing partnership with Harrison Street and our investment in the Boulder market through this recapitalization, alongside the development of Hub Boulder, a 96-unit, 404-bed community set to deliver in 2026 and currently leasing for the 2026–27 academic year.
