Pros

The 401k is decent but have to be there forever to be fully vested. The people who have been there forever are just like the company: stale, boring and never leaving Gainesville.

Cons

I truly thought I had joined a CULT once I started. It was scary. They have an acronym list a mile long, you are taught how you must only write an email in the subject line (which is the most inefficient process ever), you or vendors can’t use specific words, you must wear clothing with their ugly outdated logo, only read books they promote. The list goes on but truly like a communist society. After leaving, I felt like I had ptsd. So many things were not disclosed during the interview process. The turnover rate speaks volumes about the company. Nathan Collier isn’t a bad guy but the people he has running the show are incompetent and just comfy in their positions. It’s ironic they speak about constant improvement and not staying in the same place. Well, I have news for you: the only people who stay are never leaving Gainesville and would be hard-pressed to find employment elsewhere. The only employees that stay have been there forever and are never leaving because they would NEVER make it in another company. They spout 2x growth but it isn’t possible. Let’s see 12000 units in 50 years and trying to be on top 25 list of multifamily providers in the next 10 years. It isn’t going to happen! Operationally challenged company that is only focusing on development. I wouldn’t recommend this company to anybody.

Pros

The Collier Companies provides valuable exposure to student housing operations, leasing cycles, and Turn preparation. The experience helped me strengthen my operational skills, particularly around leasing, renewals, and supporting community performance. The company offers structured systems and processes, and the experience can be beneficial for those looking to build a foundation in student housing or property management.

Cons

The quality of the work environment can vary significantly depending on the onsite leadership. In my experience, communication and leadership transparency were inconsistent. Important operational decisions, including staffing and benefits discussions, were not always communicated proactively, which created challenges in effectively managing responsibilities. During my resignation process, the response from onsite leadership was unexpectedly hostile and unprofessional. Rather than a constructive transition conversation, the interaction became personal and confrontational. This made it difficult to complete a standard transition period comfortably. There was also a culture of pressure tied closely to performance metrics, and communication around expectations was sometimes delivered in ways that increased anxiety rather than providing constructive support.
