Pros

You get to meet many different people and cultures. If you have all the materials, tools, and equipment needed for the work you are assigned your day will be smooth. If you have clear communication from your management team you should have a fair and positive work place.

Cons

If your management team isn’t being held accountable by the district or regional manager, you're headed for trouble. Essential bills won't get paid (e.g., garbage services), there will be no appliances for vacant or occupied units (forcing you to constantly shuffle items around), and a lack of supplies for unit turnovers means you'll have to get creative just to meet basic needs. Workloads will pile up, and you'll find yourself on call without the added stipend. I only receive basic overtime pay for being on call—which may sound acceptable until you're on call for weeks at a time, especially if you don’t live on the property or work with aging appliances and HVAC systems. The anxiety from not being able to go anywhere or do anything can become overwhelming. Yes, this is part of the job, but as an employee, you often bear the brunt of it because property owners fail to invest properly in the upkeep and needs of the property.

We're glad to hear that you've enjoyed the opportunity to meet different people and cultures and that you find having the right tools and clear communication leads to a smoother workday.
