Many departments expecting a lot from you, pulled in different directions. No annual raises or pay upgrades. Bonus structure hard to meet.

Pros

**Pros:** The company has decent benefits and the work itself is meaningful. There are opportunities to build real relationships with residents and the role gives you solid property management experience. Go in with eyes open and realistic expectations about the level of support and autonomy you'll actually receive.

Cons

**Cons:** Reporting is significantly more manual than you'd expect data that's readily available in the CRM still gets duplicated into Excel spreadsheets, which doubles your workload unnecessarily. Be prepared to document everything and send email recaps to your asset managers for even routine matters. The vendor policy is rigid. You are required to use preferred vendors only, regardless of cost savings or quality concerns. When a required painting vendor damaged a brand new unit including furniture in an occupied apartment getting the issue properly addressed was an uphill battle. The inability to source alternative vendors, even when it would save the property significant money, is a real operational frustration. Perhaps the most difficult aspect is the lack of genuine support from asset managers and upper leadership. Onsite teams are left feeling isolated rather than guided. The management style can feel cold and at times threatening rather than collaborative, which makes it hard to grow, problem solve confidently, or feel like you're part of a team working toward shared goals. Mentorship is largely absent. For people who thrive with encouragement, clear communication, and a supportive structure, this environment will feel discouraging. Commissions are structured in a way that makes them very difficult to actually earn.
